Its a 3 Bedroom House , Rent is $1170. But The rent is exclusive of Utilities.

How much do think is gonna cost for utilities (Heat, Electricity, Water, Gas) per month? (NOT cable, phone, etc..)

That varies soooooooo much, based on type of heating/cooling and usage.



My downtown, 1-bedroom condo was about $150/month for mostly electric heat. Yet my 4-bedroom/4-bath house is only about $200/month because we have a geothermal, forced air system.



Electric (baseboard type) heating seems to be the most expensive. A lot will depend on things like insulation, and whether or not the house is shaded, to know how much heating & cooling will cost. How many occupants, and their energy and water usage habits will also play a huge role.



Here at my house, it's just my husband and myself. We use a fair amount of electronics, but I bet we don't use anywhere near the electricity and water compared to our neighbours, who have several children and other relatives living with them, and have no geothermal heating & cooling system to lessen the burden.



Obviously, the best thing to do is to ask the previous tenants, or the landlord.

The one thing you can guarantee is that utilities for a house are much more than for an apartment! Beyond that, there are too many variables here. Square footage - 3BR could be 5 or 6 rms or part of 8 rm house, can be 1000 sf, or 2500 sf? Basement, attic, one story or 2? Insulation levels? Turning off a radiator in one BR does not mean you are going to save money if insulation is so thin you have to turn up the heat elsewhere to combat the drafts! Nor does closing off one of 6 rooms cut costs by 1/6! House renters usually have to pay ALL utilities and are responsible for ALL maintenance, interior & experior. What about trash & recycling collections, water & sewer/waste water, cable, internet, phone, electric, gas? Any other bills you forgot to consider? Location, location, location! Utility rates vary w-i-d-e-l-y even within a state or province, not just within a country. And we have no idea where you are! All those caveats aside, I doubt you can get your total utility bills on a 3BR house under $300-400/month. Taxes on utilities are rising sharply. Oil & gas, electic, etc, rates are jumping, too (PA utility just announced 30% increase effective 1/1/11, and the tax rate is going up as well = about a 50% total jump). Whatever the prior tenant paid, expect it to double within the coming year. That's how fast & furious inflation + tax increases are coming. If you aren't using one of the BRs, why get a 3BR place? You may have seriously miscalculated on this deal. If it isn't already signed, back out NOW! Based on your Q, suspect you are headed for some serious financial trouble due to your miscalculations.

It depends on how the house is heated. You list Heat and Gas as two separate utilities, so I can't tell. I heat with oil, and it's expensive.



it also depends on how many people are going to be living there, and whether someone is going to be home during the day. You can easily spend $200/mo for heat in the winter, and $100 or more for electricity each month. Water usually isn't too expensive, but it depends on how many people are using it.
