Richmond Hill is a safe suburb all around, pretty much everywhere is quite/peaceful.

However, its pricey, a horrible commute into the city, and boring as hell if you want to raise kids there

I wouldn't say there are any bad or dangerous areas of Richmond Hill. It's a good-sized town, population about 180,000, and fairly affluent with lots of new development happening all around, so there isn't any significant amount of violent crime if that's what you're wondering about. Which area is best really depends on what you're looking for. Most of the large apartment buildings are south of Major Mackenzie Drive and there haven't been any new rental units built in a long time. There are, however, quite a lot of condos around and any apartments you might find for rent will likely be in a condo or perhaps a basement apartment in a house. I lived in a basement apartment on Cartier Crescent for a couple of years and found that neighbourhood to be really nice - quiet, friendly, well cared-for properties etc. The apartment buildings on Baif Boulevard were very nice when I lived there, but that's 20 years ago now and I really can't say what kind of shape they're in at the moment. There are a lot of new houses and townhouses being built north of Elgin Mills Road, and I wouldn't be surprised if many of those had basement apartments in them. Wherever you go, rest assured that basic amenities such as grocery and drug stores, parks, restaurants etc. will be reasonably nearby as the development that has been exploding in the area over the last few years has been quite well planned out. Good luck!

Just find Martin Luther King Jr. Boulevard and you will be in the nicest area in town. This applies to any city that you are going to visit.
